Why do we charge 18% for Maintenance?


  • First, it is important to know that we can be fired with 30 days' notice, so this would discourage any unnecessary maintenance.
  • Second, you want a manager who is incentivized to perform necessary repairs because if they do not, your property will deteriorate, be less valuable, and command less rent.
  • Third, property managers who do not charge for maintenance tend to ignore necessary maintenance and repairs and allow your property to deteriorate. It is hard work to coordinate and perform maintenance and if they are not compensated, they will ignore the work.

Given the above items, there is a healthy balance between performing what is in our collective best interests.


Properties in better condition generates higher rents and shorter vacancies which generate more money for us, and properties in better condition with higher rents increase income and property values for you.


This aligns both of our interests so we both win.
